INSPIRE Inspection Notice

NSPIRE INSPECTION NOTICE TO ALL RESIDENTS

A contractor for the Real Estate Assessment Center (REAC) will be performing a HUD-required inspection of our property beginning at 9:00 a.m. WEDNESDAY, MARCH 11, 2026

This notification is valid through Tuesday, March 17, 2026, to account for unexpected delays or for a HUD Quality

Assurance Inspection.

The inspections will end by 5:30 p.m. each day. The units to be inspected will be RANDOMLY selected by computer. THEY WILL NOT INSPECT EVERY APARTMENT.

You do not have to be present for the inspection. If you are not home or do not respond to the knock at the door, then the NWHA will use a key to enter your apartment. We will leave a note to let you know the inspection was completed in your absence. An NWHA employee will accompany the inspector, who will wear an ID badge, at all times.

Health and Safety deficiencies that the inspector finds must be repaired by the NWHA within 24 hours, so someone with the NWHA may need to return the next day. Other deficiencies listed by the inspector will be repaired within 30 days. If you are not home when NWHA returns to make these repairs, then we will use a key to enter the unit.

Please observe the following important information for the inspection and at all times in the future:

  • The stove burners and oven will be tested to ensure they work. Remove ALL items from the top of your stove and from inside your oven. All stove knobs must be on the stove.

  • All air conditioners, fans, and appliances, whether owned by the tenant or the NWHA, will be inspected. Please be sure yours work and are in good condition.

  • Do not block access to the electrical circuit-breaker panel.

  • Remove/secure tripping hazards, such as cable lines, running across the floor.

  • All of your smoke alarms must be installed and functional at all times!

  • Windows must be accessible (not blocked by furniture or air conditioners) if needed for emergency exit. This means one window in each room.

  • Report electrical problems (such as missing outlet or switch plate covers) to the office immediately for repairs prior to this inspection.

  • Make sure all Call-for-Aid cords reach the floor and can be easily pulled in case of an emergency. Do not block them in any way.

  • Check your dryer. It must have a metal vent connected to it and it cannot have a bend in it.

We want to make a better score this year and we can if everyone will help.

Make sure there is no trash anywhere around your unit.Make sure your units are clean. If everyone works together and we have a higher score than the last time, we will have a cook-out and give away six $25 gift certificates in a drawing.

If we come into your unit and it is dirty, messy, and has needed repairs that you have not called in which causes us to lose points, you will be sent an eviction notice for violating Section IV.I of your lease which states that you are to keep
the premises in a clean and safe condition.

If you have any questions concerning this notice, please contact the office
at 667-3203.
